5 Things to Look At When Viewing a Housesubmitted on 11 March 2020
Finding the perfect house is not easy, whether you are renting or buying. It takes time to narrow down your ideal neighbourhoods and then you need to wait for properties to come onto the market in your price range. The property must have the right number of bedrooms. It should allow pets if you have them. You need a garden, or you don’t want a garden. You need parking (for two cars).
The list of essential and desirable features in your next home is long. It is tempting to snap up the first house you see on your estate agent’s website. But you could be making a mistake. No matter how eager you are to move, always take care when you view a property. Here are some of the things beresfords says you need to look for when you view a house.
1. Neighbourhood
First impressions count and you can get a good feel for the property even before you attend the viewing. Simply driving past the house is often enough to see if you like the neighbourhood and the look of the property. Drive around the streets to discover the amenities that would be on your doorstep and look at the other houses and the traffic levels.
2. Property Exterior
Don't be too quick to get in the front door. Check out the condition of the property exterior. Can you see any signs of damp, or is the paint peeling? Do you see any loose tiles or broken guttering or pipes? The condition of the exterior is a good indicator of how well maintained the property is generally.
3. In the Kitchen
Don’t be afraid to really check out the details when you’re in the kitchen. Look inside the cupboards and check doors to see if they open. Make sure the water runs well in the sink. Ask the agent what is included in terms of white goods. Does the property come with a washing machine? If so, what type of machine is it and will it suit your purposes? Check that the kitchen is large enough for your needs. It is one of the first things to become uncomfortable if it is the wrong size or shape.
4. Plumbing and Heating
Ask what heating system is installed and check to see if it works. You may not be able to tell this from one viewing, but you can see if there has been a recent boiler check and ask when the system was put in. Check how long it takes water to come from the tap when you turn it on. What is the shower like? Check the water pressure by turning it on.
5. Bills
Ask to see some utility bills to see how much you would be paying each month on heating and electricity. Check if there is an electricity meter, which could drive up the costs. Remember you can change providers once you move in, and search for a cheaper offer. Check how much council tax you will pay every month.
